Rose Real Estate is available to represent you in the purchase of real estate, including residential, commercial, small acreage and ranches. As a first step, our real estate team consults in depth with you to discuss your financial qualifications and your requirements and desires in the purchase of real estate. If you are not pre-qualified, we refer you to a lender. A copy of your pre-qualification letter is placed in your file to present with any offers you make on real estate.
To determine your needs and desires in property to be purchased, we discuss with you price limit; school district; location; acreage minimum or lot size; number of required bedrooms and baths, square footage minimum, exterior construction and age of the structure if the property is a home; and any special needs or desires that you might have.
We then work to match your purchase criteria with properties in the desired area. An automatic search is set up for you so that you are notified immediately when a new property comes onto the market or a price is changed. Our team secures information on properties of interest to you and schedules appointments to show properties at times that are convenient to you.
When a property is found that is of interest to you, our team works diligently to assist you in making an offer and obtaining the best terms possible. In presenting the offer our team stresses your strengths as a buyer and the strengths of the offer. We discuss any counter offer with you, prepare a response and present it.
Once a property is placed under contract, it is placed in escrow. Our team then guides you through any option period by reviewing the Seller’s Disclosure Notice, arranging for inspections, reviewing inspection reports, negotiating for repairs and proposing any amendments to the contract. If the contract survives the option period, our team assists you in finalizing financing, understanding closing charges, obtaining any necessary insurance and making other final preparations for closing.
