Bonnie and Mike Rose have owned and managed rental property in the Austin area for over 30 years. We know how important a rental property investment is to you and how important it is to you to have a tenant in your property that will pay the rent on time and maintain the property well. We know what makes a good tenant/landlord relationship and how important it is. Our goal is to secure a tenant that you will be delighted to have in your home and one that feels that the property meets his or her needs and will be happy living in it.
If you have a property that you would like for Rose Real Estate to lease and manage, we discuss with you your expectations and goals concerning the leasing process. A careful examination is made of the property to clearly understand all that it has to offer and to make suggestions to you concerning improvements or repairs that can help your home lease quickly for the best price possible. We discuss with you our charges, marketing strategy, steps in obtaining a tenant and how repairs to the property will be handled once a tenant moves into the home. The necessity to contact your insurance agent concerning liability and other insurance is discussed.
Once your property is listed for lease, an aggressive marketing strategy is utilized by Rose Real Estate with the goal of leasing your property with the best terms possible for you in as short a time as possible. The assets of the property are highlighted as the property is entered into the Austin Area Multiple Listing Service and a promotional flyer is developed. You are given feedback regularly concerning showings on your property.
When a lease application is received, we review it carefully, contacting employers along with present and previous landlords provided on the application. We will review credit reports of the prospective tenants. Applications will be available for your review if you wish to see them.
When a proposed lease agreement is received on the property, we review it carefully and make any counter proposals necessary. Once a lease agreement is signed by all parties, our team assists you in making final preparations for the tenant’s move into the homes, including re-keying and transfer of utilities.
